What changes once you hold permanent residency.
- A Paraguayan ID card, which opens bank accounts and access to the local financial system.
- 8% dividend tax on dividends and profits: on a USD 100,000 distribution, that is USD 7,000 saved per year.
- A minimum presence of once every 3 years in the country, versus the annual visit temporary residency requires.
- A faster path to naturalisation: the 3 years of settlement count from permanent residency, not from the temporary one.

Why it is worth doing this with guidance.
The process requires evidencing the investment with at least 30% of the property paid, through a notarised contract or a registered deed. That is the advantage of buying off-plan: in most projects the financing is structured in interest-free instalments, so you do not need to gather the full amount at once.
Each of the three steps involves different agencies, documents and terms — and if something is missing, the process is suspended until it is fixed, it does not keep running in parallel. The property also has to meet the age and payment requirements SUACE asks for, something best settled at the moment of purchase.

Do I need to open a company to qualify under the real estate route?
No. It is the only one of the four routes that requires neither a business plan nor job creation.
Do I lose my original nationality?
No. Permanent residency does not grant citizenship or change your nationality. You keep your original passport.
How long do I have to live in Paraguay to keep the residency?
With permanent residency, entering the country once every 3 years is enough.
Can I start the process before finishing paying for the property?
Yes. The requirement is to evidence at least 30% paid, not the full amount.
